From Exeter (and the South) 

Take the B3181 through Broadclyst. Just after the turning for Silverton Mill you will come to Beare
(a small hamlet of a dozen cottages set back in a lay-by).
Turn left just after the lay-by. If you start going uphill you
have gone too far. 

From junction 28 on the M5 take the B3181 through Cullompton town towards Broadclyst/Exeter.
Approximately 1 mile after the turning to Hele Mill turn right (into small industrial estate) just before the cottages set back from the road.
